πŸ›οΈ Have Your Say on Short-term Let Controls

Pittenweem: Kenny Lam

Across the world, tourism has faced backlash, especially in areas where short-term lets like Airbnb have caused noise problems and driven up housing costs. Many properties are being bought solely to rent out, leading to community concerns. Recent protests in Spain highlight just how serious this issue has become. Closer to home, Edinburgh has already begun implementing controls following new Scottish Government legislation introduced in April 2021, which gives councils powers to limit short-term lets.

In Fife, while many towns don’t experience significant problems, Airbnbs have become a noticeable issue in the East Neuk. During a recent visit to Pittenweem, we were surprised by the number of lockboxes on properties, a clear sign they are being used as short-term lets. It’s no surprise, then, that Fife Council is now considering measures to prevent communities from being hollowed out by short-term lets. The first step is a public consultation to gather opinions on establishing Short-term Let Control Areas, where planning permission would be required to operate these lets.

If such an area is approved, property owners renting out homes that are not their principal residence on a short-term basis would need to apply for β€˜change of use’ approval through the planning process. However, this would only apply to new changes and would not be retrospective. To have your say, you can participate in the consultation here.
